What we do, in plain terms

1. We buy the house

For cash, exactly as it stands. The owner picks the closing date and can stay on for a while after closing if they need to. We pay the usual price for the block; what we do not do is haggle after we have shaken hands.

2. We rebuild it

New structure where it needs it, new systems, new facade, often an extra floor and a proper cellar. Our own licensed contractor and an architect who does nothing but townhouses. About 14 to 18 months of work.

3. We sell it finished

A move-in-ready home of 6,000 to 8,000 square feet, sold to a family who wants to live near the park without spending two years in construction. That finished product is rare, and it is what the business is built on.

Where

The Upper East Side and Upper West Side, from 59th to 96th Street, within a ten minute walk of Central Park. We have already looked at every house in that area on public records, width, zoning, landmark status, block, and fewer than 300 fit. If you own one of them, you may already have heard from us.
