Price
In writing within 48 hours of a walkthrough. The number we offer is the number we close at; we do not re-trade after inspection.
Cash
No mortgage contingency. Proof of funds is shown to your attorney before you sign anything.
Deposit
10% at contract, held in escrow by your attorney.
Contract
Our attorney sends a contract within five business days of agreed terms.
Closing
30 to 60 days, or later if you need it.
As-is
No repairs, no clean-out, no certificate work. Leave what you do not want.
Staying on
You may remain in the house for a period after closing at no cost if that helps your move.
Your costs
No commission on your side. You pay your attorney and the usual transfer taxes; nothing else.

What happens when you call

You speak with David Weissman, the principal, not a call centre. Ten minutes on the phone. If it makes sense for both sides, our broker visits at a time you choose, usually within the week, and the written offer follows within 48 hours. If it does not make sense, we say so and you never hear from us again.
